50 BUILDING PLOTS WITH PERMIT 180 METERS FROM THE SEA WITH PERMIT, WITHIN A SETTLEMENT.
We have in our possession 50 building plots, 180 meters from the sea in a settlement located in the prefecture of Fthiotida in the area of Agios Seraphim, shortly after Kamena Vourla, going towards Lamia.
More specifically, it is located in the District of Lokris, in the Community of Agios Seraphim, and in the location of Gefyrakia or Xeroloutses. It is washed by the northern Gulf of Euboe, which is approximately 180km from Athens, 10km from the city of Kamena Vourla, 30km from the city of Lamia, and forms an isosceles triangle of side 3 km. approximately with the adjacent villages of Scarfia and Agios Seraphim. It is located approximately in the middle of the distance between Athens and Thessaloniki, that is, in the middle of mainland Greece.
The entire settlement consists of over 140 building plots, of which we have 50 building plots; the rest we have already sold, and most have already been built. Naming and asphalting have been done around the perimeter (for now) on specific roads, and the preparatory work for the asphalting of the remaining roads inside the settlement has also been done.
The 50 building plots are located at a legal distance of 180 meters from the sea and approximately 10 kilometers from the town of Kamena Vourla, which is the best area for summer or permanent residences, with most of the roads being paved, and roads have been built in and around the settlement.
Also, within the plan that the Greek government defined in order to obtain the permit for the legal settlement, there are plans for churches, parks, squares, etc.
The (50) building plots have permits for electricity, water, and telecommunications, the area of the plots ranges from 210m2 to 412.5 m2, and have a total net area of 14,756.10 m2.
(50) houses are being built on these plots, of which eighteen (18) are single-storey, and thirty-two (32) are two-storey, and with the playrooms, the square footage increases.
The settlement belongs to the European Union Subsidy Program and for a prospective buyer it is a very good investment, because the area is being rapidly upgraded and for this reason, asphalt roads have been constructed with two entrances - exits for easy and quick access of residents (entrance - exit) from the Athens - Lamia National Road and (entrance - exit) from the beach.
Houses have already been built, and the residents are increasing, because
new houses continue to be built. Of course, there is
a detailed study for the settlement, topography, etc.
THE TOTAL AREA OF THE PLOTS IS 14,756.10m2.
